Park Rules
We believe that simple rules help ensure that every guest has a pleasant and enjoyable experience. Our rules are designed to promote safety, respect, and harmony among all visitors. By adhering to these guidelines, we can all contribute to a clean, peaceful, and welcoming environment.
We kindly ask all guests and visitors to respect and abide by the rules. Your cooperation helps maintain the high standards of our community, ensuring a great stay for everyone. Thank you for your understanding and support!
- General Rules
- Check-in time is at 2 PM CST and check-out time is at 12 PM CST. Early check-in can be requested by contacting the front office and is based upon availability.
- Late check-ins are allowed at any time, however late check-outs may be arranged but may not be available. Contact the front desk if you need a late check-in or late check-out.
- The speed limit in the park is 5 MPH. Exceeding will result in a written warning, a second violation will require us to ask you to leave without a refund.
- You have been assigned a specific site, if you wish to move please check in with the office before moving to another site.
- In case of severe weather, seek shelter in the laundry room. Do not leave your pets in your RV, they need shelter, too!
- Operating a business on the RV site or property is prohibited.
- Tenants and guests are responsible for any damage or injury caused by themselves, their children, and/or pets.
- Clotheslines are not permitted.
- Major vehicle repairs and maintenance on RVs or vehicles are not permitted.
- The resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle.
- We are on a water conservation program year round, please do not waste water.
- No more than 2 adults may occupy an RV.
- All motorhomes, RVs, or travel trailers must be ten years old or newer and in good working order.
- Rugs bigger than 3′ x 2′ are not allowed as it kills the grass.
- Charcoal grills, wood fire pits, deep fryers and tiki torches are PROHIBITED, however propane grills and propane fire pits are allowed.
- Blowup mattresses, sleeping bags, and cots are not allowed outside.
- All sites are to be kept neat and clean; all trash is to be disposed of in enclosed trash receptacles at the front of the resort. DO NOT leave trash out overnight. This include cigarette butts.
- Storage is not allowed under or around your RV.
- Please be respectful of your neighbor and do not walk between sites when navigating the park.
- DO NOT wash campers of vehicles on premises unless you obtain a wash permit from the office. Washing RVs is only permitted with 1 bucket of water and a sponge.
- A sewer hose “donut” or “L” connector is required.
- Electrical Use
- You are responsible for understanding how many amps you are using in your RV. Amp usage over the 50 amps provided can trip your breaker, so please be mindful of your usage.
- Please notify the office if there are electrical issues; guests are not permitted to diagnose the electrical pedestals for insurance and safety reasons, even if you are an electrician. Maintenance is happy to help.
- Visitors
- All guests and visitors must register in the office upon arrival. Visitors are welcome at guest sites between the hours of 9 AM and 10 PM but they must first register at the office.
- Visitors are not permitted to stay overnight and are required to leave by 10 PM. Registered guests are responsible for ensuring their visitors are properly registered and that all campground rules are followed.
- Security
- Management is not responsible for lost, stolen, or damaged articles; keep your valuables locked up.
- Quiet hours are from 10 PM to 8 AM.
- Loud music or objectionable noise is not allowed at any time.
- Inconsiderate guests will be evicted from the park.
- Profanity or violence towards other gusts or resort staff will result in immediate eviction from the park.
- Guests violating the rules that result in eviction notice will not receive any refunds for their stay.
- The use of firearms of any kind is PROHIBITED in the resort.
- The use of archery, paintball, slingshots, or air guns is PROHIBITED.
- Fireworks of any kind are PROHIBITED.
- The use of illegal drugs is PROHIBITED.
- Only persons with a valid driver’s license may operate a motor vehicle in the resort, including golf carts, scooters, etc.
- Vandalism of any kind by anyone in your group (regardless of age) may result in eviction from the resort.
- Parking
- Please do not park your vehicle, trailer, or boat in an adjacent site unless told that you can do so. Use of more than one site will result in additional charges.
- No parking in common areas. Do not park in the middle of the road or in sites that you did not register for.
- Trailers, boats, and additional vehicles will cost additional fees for storage. A nightly reservation covers 1 RV and 2 vehicles only.
- Please do not park on the grass. Ruts caused on your site due to additional vehicles or your personal vehicle will result in damage charges.
- Pet Policies
- There s a two pet limit in Cross Timbers RV Park.
- You must let us know if your have pets, AND their breed, prior to check-in by adding the breed to the SPECIAL NEEDS AND REQUEST box when your serve your spot.
- Digital proof of rabies shots is required in advance of arrival. You may text a photo or emails us with a photo of the proof of shots.
- No aggressive dogs allowed. Cross Timbers RV Park does not allow ANY variation of Pitbull, Staffordshire Terrier, American Bull Dog, Dobermans, Rottweilers, or more than 2 dogs per site.
- No reputedly aggressive dogs allowed. Any dog breed who shows aggression OR having the aforementioned breeds will prevent you from registering into the park.
- Excessive barking, not picking up after your dog or any signs of aggression will not be tolerated.
- ALL dogs must be leashed at all times and picked up after anywhere in the park.
- No outside kennels or tie lines.
- Pets may not be left unattended in our park. Leaving them unattended is dangerous for them and many factors including weather, power outages, etc may affect your pet’s wellbeing while you are away.
- Be a good neighbor and please use the grass areas and clean up after your pet, always. Do not let your pet deposit waste on your site or any of our guests’ sites please. Pet waste must be picked up IMMEDIATELY and placed in the dumpster.
- Due to insurance requirements, all pets must be vaccinated to be allowed into our park.
- Excessive barking is not tolerated and disturbs your neighbors. Please note excessive barking may result in you being asked to leave without a refund.
- No exotic or oversized pets are permitted, including all reptiles or large birds.
- The resort is not responsible for and will hold accountable pet owner of any injury or damage caused by pets.
- Service animals may accompany a disabled person without any proof of disability or certification for the service animal.
- Trash Disposal
- All trash bags must be completely closed and put completely into the trash container.
- No trash on the ground.
- Do not dispose of wires, oil, furniture, mattresses, or any toxic waste or chemicals in the trash container.
- You must break down all boxes before placing in the trash container.
- Failure to adhere to these rules may result in charges for disposal fees.
- Laundry Room
- Please do not leave your laundry unattended.
- If you spill any soap or liquids, please clean up after yourself.
- All vents in dryers must be cleaned out after every use.
- No washing pet bedding of any kind.
- Please only use a small amount of laundry in washing machines or water will overflow onto the floor.
- Cancellation Policy
- Cancellations made more than one week in advance will receive a full refund.
- $10 cancellation fee.
- Cancellations made less than one week before stay will receive a charge of one night’s stay.
- For extended stay reservations (longer than a month):
- Cancellations made more than 30 days in advance will receive their $150 deposit back
- Cancellations made less than 30 days will forfeit their deposit.
